Pre-purchase building inspections
When choosing a building inspector, experience is the key factor you should be looking for.

Our building inspector is very highly respected for his vast experience and knowledge gained within the local building industry on the Gold Coast. He has over 30 years hands on experience which includes the construction of new homes, renovations and additions. Our building inspector can draw upon his years of experience to identify major and minor defects in the property you are looking at purchasing.

A thorough visual inspection of your property will be undertaken during your pre-purchase building inspection. The main things your building inspector will be looking for during your inspection are major and minor defects, safety, cracking and maintenance issues and surface water drainage.

Any items that the Inspector identifies as being a Safety issue, such as trip hazards, fall risk from the height of a windows, non-compliant firewalls, low handrail heights, unsafe handrail design and faulty construction etc will also be noted in your report. These are very important issues as they can lead to a serious injury if not rectified.

You are welcome to attend your inspection and after our building inspector has completed the inspection he will then be able to explain his findings to you while you are still at the property. If you cannot attend your building inspection, we are happy to call you after the inspection and let you know how it went.

We provide building inspection agreements prior to our building inspections. A Building Inspection Agreement must be provided as required under the Australian Standard 4349.1 for building inspections. The building inspection agreement outlines the type of inspection to be undertaken and also the scope and limitations of the building inspection. Building Inspection Reports
All building inspection reports are in accordance with current Australian standards 4349.1 for Building inspections and are covered by Professional Indemnity Insurance for your added protection.

We provide professional and comprehensive reports to our clients or their solicitor/conveyancer within 24 hours of the inspection. Urgent reports can be made available earlier if requested. Our inspectors are happy to call you and provide you with a verbal report to meet your urgent deadline prior to providing your written report.

Our inspectors are happy to personally discuss your reports with you after you receive them and answer any of your concerns.

We highly recommend that you follow through on ALL recommendations made in your reports for further inspections prior to purchasing a property.

Building Inspection Reports can be sent to you via e-mail, fax or express mail.

If you are booking a combined building and pest inspection, we will send out two separate and highly experienced inspectors with vast knowledge in their own fields. One inspector will undertake the building inspection and the other inspector will undertake the pest inspection of your property at the same time. You will be provided with two separate reports from inspectors who are leaders within their industry for pre-purchase building and pest inspections on the Gold Coast.
